If you own the building used by your veterinary practice, a useful cost segregation proposal must answer two questions: which documented assets qualify for a different depreciation treatment, and whether the property owner can use the deductions. AE Tax Advisors coordinates that property review with the practice, building entity and return preparer instead of treating an estimated deduction as guaranteed cash savings.

Which veterinary property situation are you in?
- You bought the clinic building: begin with purchase allocation, land support, acquisition date, existing equipment and the first business-use date.
- You renovated an existing animal hospital: separate new work from the original building, identify disposed components and retain contractor invoices and plans.
- Your property LLC leases to your practice: review ownership percentages, the lease, actual participation and any existing grouping election. Rent income and rental losses do not automatically receive symmetrical treatment.
- Your practice leases from an unrelated landlord: identify which improvements the practice actually owns and depreciates. The tenant cannot claim depreciation on the landlord's entire building.
For the technical treatment of clinic assets, read veterinary clinic cost segregation. This page focuses on commissioning and implementing the right engagement.
What should the study examine?
A clinic contains treatment rooms, imaging and laboratory equipment, surgery areas, kennels, reception space and exterior improvements. An engineer should document each asset's function, physical characteristics, owner, cost and connection to building operations. A label such as “specialized plumbing” does not by itself establish a five-year or seven-year recovery period.
| Item | Evidence to request | Question to resolve |
|---|---|---|
| Diagnostic or treatment equipment | Equipment register, invoices and existing depreciation | Was it already separately depreciated, or included in an acquisition allocation? Avoid a second deduction for the same cost. |
| Dedicated electrical, plumbing or ventilation | Plans, equipment connections and engineering description | Does it serve particular equipment or the building generally? Classification depends on facts and applicable authority. |
| Kennels, finishes and interior work | Construction details, installation and ownership records | Is it a separate asset, structural component or potentially qualified improvement property? Do not assign one treatment to every animal-care area. |
| Parking and exterior work | Site plans, paving and landscaping invoices | Separate land from qualifying depreciable improvements and confirm the asset class. |
The IRS Cost Segregation Audit Technique Guide describes study documentation and examiner considerations. It is not binding tax authority or IRS approval of a particular study. Publication 946 explains the depreciation framework. The clinic building itself is generally nonresidential real property; faster treatment requires supported asset-level classification.
Use an owner-level feasibility review before ordering
The practice's profit does not automatically make a property LLC's depreciation loss deductible against that profit. Review the self-rental rules, basis and at-risk limits, passive activity treatment and the excess business loss limitation. State depreciation conformity and an expected sale can change the economics.
Ask for an incremental comparison: deductions with and without the study, the portion usable this year, potential suspended amounts, implementation cost and later sale consequences. Do not multiply a headline deduction by the highest tax bracket and call that the expected refund. A valid study can produce a deduction that is deferred rather than currently usable.
Existing clinic building: choose the filing route after reviewing records
Bring the complete fixed-asset schedule and prior returns. A change in an established depreciation method may require Form 3115 and a Section 481(a) adjustment, while other errors, elections or first-return situations can require a different procedure. A study does not automatically qualify every old property for a current-year catch-up deduction.
Confirm who performs the method-change analysis, prepares any form, reconciles the study with the tax software and communicates with the practice and property preparers. Do not order an amendment merely because the original return lacked a study.
Fees, scope and who does what
For budgeting, this guide retains a $5,000 to $15,000 study range depending on property size and complexity. That is an illustrative budgeting range, not a fixed AE quote. Compare it with AE's current published study pricing and obtain a written scope for your property. The price alone does not establish whether engineering, Form 3115, return preparation or later support is included.
- Property work: define inspection or records review, engineering methodology, asset schedules and report deliverables.
- Owner tax review: identify the taxpayer, participation and loss limitations, estimated deduction use and state differences.
- Implementation: name the professional responsible for basis reconciliation, forms, depreciation entry and the entity-to-owner return handoff.
- Timing and support: agree on usable-record requirements, a realistic delivery date and the scope of preparer questions or examination support.
Prepare for a specific study conversation
For the initial call, describe the property type, approximate size, ownership entity, purchase or renovation year, current use and expected sale horizon. Say whether the same owner holds the practice and building and whether an existing CPA will prepare the return. Arrange approved client-portal access before sharing tax returns or other sensitive records.

Questions before engaging AE
Does every veterinary clinic need a cost segregation study?
No. Property basis, eligible assets, record quality, study and implementation fees, deduction usability and expected holding period determine whether a study is worthwhile.
Can my practice claim depreciation on a building owned by my separate LLC?
The taxpayer that owns the depreciable property generally claims its depreciation. A separate property entity and practice require coordinated return and self-rental analysis, not duplicate deductions.
Does the study fee include tax return preparation?
Only if the signed scope says so. Confirm engineering deliverables, method-change work, return implementation and ongoing support separately.
Will a study guarantee a current-year refund?
No. Faster depreciation can be limited or deferred by owner-level rules, state differences and other facts. Compare usable deductions and future consequences, not just the gross study amount.
