Show shared and unit-specific costs
Provide a unit list, floor areas, renovation invoices and descriptions of shared systems. Ask the study team how it will distinguish costs supported by invoices from costs requiring estimation. If units were renovated in different years, identify each phase rather than presenting all work as a single current project.
Compare a duplex with a triplex or fourplex
A hypothetical duplex has separate meters and mostly unit-specific renovation records. A fourplex may share systems, exterior improvements and common areas. Give each provider a unit map and ask how it will document shared versus unit-specific costs. Where an owner lives in one unit, identify that use before requesting a quote and have the preparer review the implications. Unit count alone does not establish the appropriate report method or filing treatment.
