Distinguish the business from the building owner

Provide the business entity, property-owning entity, lease, closing documents and equipment ledger. Ask the provider how it will identify the taxpayer and study boundary. If machinery was bought in a separate transaction, flag it before the study team models the building. The report and bookkeeping records should tell the same ownership story.

Match technical scope to the premises

A hypothetical professional office has different documentation needs from a manufacturing facility with specialized systems. Ask each study provider about experience with the actual building use, required fieldwork and treatment of installed equipment. For more complex properties, request a detailed methodology discussion rather than choosing solely on a square-foot estimate.
