What to Do After a Cost Segregation Study Is Finished
Turn a completed cost segregation report into an organized CPA handoff with asset reconciliation, filing assignments, and open questions.
When your cost segregation report arrives, the next step is to connect it with your return preparer's work. Sending the PDF without a defined implementation assignment can leave the report unused or create a last-minute filing problem.
Schedule a report-to-return handoff
Ask the provider and preparer to review the property identity, taxpayer, basis, service dates, and asset schedule together. Keep the report, source records, questions, and implementation decisions in the same property file.
Use a handoff checklist:
- Does the report analyze the correct owner and property?
- Do its totals reconcile to the records the preparer uses?
- Are assets already deducted or separately depreciated identified?
- Are later improvements and removed assets handled explicitly?
- Which assumptions remain unresolved?
- Who will complete each filing and update each schedule?
This is a practical acceptance process, not an assertion that a report has IRS approval.
Separate report corrections from tax decisions
If the report uses an incorrect service date, ask the provider to correct it. If the question concerns a filing election or the usability of a loss, assign it to the tax preparer or advisor. Record both kinds of decisions so neither disappears into an email thread.

Resolve fees and timing
Confirm whether implementation is included in your original proposal. An engineering report, catch-up calculation, return preparation, and continuing advisory can be separate assignments.
If the preparer needs additional time, discuss the available filing options before a deadline passes. Request a specific list of outstanding work instead of assuming receipt of the report means the return is ready.
Retain a future-use file
Keep the final asset register for later renovations, replacements, and sale planning. Record which version was implemented and retain the explanations behind material changes.
