If your goal is cash flow with low capital, management and arbitrage are the faster path—but there is no cost segregation on a property you do not own.

What happens after the sale? Ask specifically what support looks like in month four, not month one. Coaching cadence, response times, and whether you get a person or a forum.

Is the underwriting real? Ask to see how they model a deal, including the assumptions on occupancy, seasonality, cleaning costs, and platform fees. Optimistic underwriting is the most common cause of an STR that disappoints.

What are they actually selling you afterward? Some programs are upstream of a brokerage, a management service, or a furnishing package. That is not automatically bad, but you should know the business model.

Who is doing your taxes? Every program leaves this to you, and it is the single largest lever in the first year of ownership.

The number the programs do not model

Assume you buy a $600,000 short-term rental. Assume it produces $18,000 of net cash flow in year one after all operating costs. That is a good outcome and most programs would call it a win.

Now assume the property qualifies under the short-term rental exception—average stay of seven days or less—and you materially participate. A cost segregation study reclassifies components into 5-year, 7-year, and 15-year MACRS property, and with bonus depreciation applied the first-year deduction commonly lands somewhere between 20 and 35 percent of purchase price. Call it $150,000.

Because the activity is not a rental activity under Section 469 and you materially participate, that loss is non-passive. At a 37 percent marginal federal rate, a $150,000 deduction is worth roughly $55,000 in reduced tax, before state.

The cash flow was $18,000. The tax outcome was three times larger. And the tax outcome is the part no STR program handles.

Those numbers are illustrative, not a promise. The actual reclassification depends on the property, and usability depends on your facts. But the shape of the math is why serious short-term rental investors treat the tax advisor as a core team member rather than an afterthought.
